The goal of All Happy Home Inspection is to deliver customer-centric services beyond expectation. Mr Edward Tsang, founder of All Happy Home Inspections, is a chartered Engineer of UK and Corporate Member of Hong Kong Institution of Engineers with Master Degree of Science in Electrical Engineering. As a Home Inspector licensed by Consumer Protection BC, Edward strives to deliver professional advices to help customers avoid extensive unforeseeable repairs.

OUR SERVICES
A professional home inspection is visual and non-destructive. It normally takes about 3 hours. We will determine the condition of your potential new home including roofing, exterior, structure, electrical, heating, cooling, insulation, plumbing, and interiors. We then present the findings in a detailed comprehensive computerized report with digital photos. All reports conform to current Home Inspectors Association British Columbia (HIABC) Scope of Inspection for home inspections and are delivered on the same day of the inspection by e-mail.
Roofing
Roof covering, roof drainage systems, flashings, skylights, chimneys, and other roof penetrations.
Exterior
Exterior walls, doors/ windows exterior side, decks/balconies/ steps, soffits/fascias/trims, lot grading/surface water drainage system, landscaping, driveways/walks/patio, retaining wall and garage/carpot
Structure
Foundation structure, floor structure, wall structure, ceiling structure and roof structure.
Heating
Fuel storage and distribution systems, heating equipment including furnaces/boilers/electric heaters, vent systems/chimneys, ductworks, radiators, piping and controls.
Cooling
Air conditioning systems, heat pumps, outdoor units, indoor units, refrigerant lines and ducts.
Electrical
Service lines, service entrance conductors, service equipment/main disconnect, service grounding, service panels, distribution conductors, overcurrent current protection, lighting/switches/ receptacles, and GFCIs/ AFCIs.
Plumbing
Water supply/ distribution systems, drain/waste/vent systems, water heating equipment, pumps and exhaust fans
Insulation
Attic/ flat roof thermal insulation, attic ventilation, wall insulation, floor insulation.
Interior
Ceilings/ Walls/ Floors, steps. stairways, railings, doors, windows, countertops/ cabinets, fireplace, basement and crawlspace.
Inspection Fees

Fees are negotiable depending on the age and size of the properties.

Cheques, cash or e-transfer due after inspection.

Extra charge will be applied to hard copy inspection report and postage.

Booking the appointment at least 2 days in advance.

Advanced cancellation is required without charge otherwise a 50% charge of home inspection fee will be applied.
